Fees & deposits (UK rules)
- No tenant fees beyond what the law allows (e.g., replacement keys, late rent interest).
- Holding deposit: up to 1 week’s rent (offset at tenancy start).
- Security deposit: up to 5 weeks’ rent (protected in a government scheme).
Documents you’ll need
- Right-to-Rent in England (passport/Share Code, visa/biometric card if applicable)
- Proof of income (last 3 months’ payslips or employment letter; self-employed: SA302 or accountant letter)
- Photo ID and recent proof of address
- Previous landlord or employer reference
